Verify Land Titles & Property Due Diligence
Learn how to verify land titles, survey plans, and ownership records before buying property in Cameroon.
Article 1 establishes that the Titre Foncier is unassailable, permanent, and definitive. Any transfer of registered land must be executed by notarial deed under penalty of absolute nullity.
4 Mandatory Steps to Secure Real Estate in Cameroon
Title Search & Certificate of Ownership (MINDCAF)
Apply for an official Certificate of Ownership (Certificat de Propriété) at the Divisional Land Registry where the plot is situated. Dated within 3 months, it certifies legal ownership, registered surface area, and guarantees the absence of mortgages, liens, or court attachments.
Boundary Verification with Sworn Cadastral Surveyor (OGEC)
Commission a licensed cadastral surveyor registered with the Ordre des Géomètres-Experts du Cameroun (OGEC). The surveyor physically verifies boundary monuments, calculates GPS coordinates, and verifies concordance with the official subdivision survey plan.
Anti-Fraud Precautions & Seller Verification
Beware of customary abandonment papers, fraudulent communal certificates, dubious power-of-attorney documents, or demands for upfront mobile money cash transfers. Never pay intermediaries or sellers directly before formal notarial verification.
Execution of Notarial Deed & Land Title Mutation
Sign the authentic deed of sale before a licensed Notary with funds held in notarial escrow. The notary registers the deed with the Tax Department (DGI) and submits the mutation file to MINDCAF for the issuance of your definitive Land Title Certificate.
